Dear Prospective Resident:
Thank you for your interest in renting from Crossroads Investments. It is our goal to process your application in a timely manner.
1. Each adult (18 years or older) must submit an Application to Rent along with a $30 processing fee per applicant. All prospective Residents, regardless of age, must be listed on the application. We allow 2 people per bedroom, except for a one bedroom in which we allow three. Applications must be filled out completely and accurately. Inaccurate or incomplete applications can result in a delay of processing or denial of the application. Please print clearly. Once we have begun processing your application, your application fee is non-refundable.
2. If the property is located in a homeowner/condominium association which requires a Background Check, then an additional form will need to be completed by each applicant. Background checks will be processed within the guidance of California Fair Housing laws and HUD regulations.
3. Proof of income is required. Please submit proof of income (for 6 months) at the same time as your Application to Rent. In order to qualify, your combined monthly gross income must be three (3) times the monthly rent. All sources of lawful and verifiable income are considered. If rent will be paid directly to the property owner on your behalf, please see SECTION 8 for more information.
4. It is our policy to allow co-signers if you do not qualify on your own. In order to qualify with a co-signer, the combined monthly income of the residents & co-signer must be five (5) times the monthly rent. Co-signers must reside in the State of California and will be required to sign the contract in person. In some instances, a co-signer may not be allowed.
5. In limited circumstances, a double deposit may be allowed. If the property you are applying for qualifies for a double deposit then we can consider as an option if you do not qualify on your own. Property qualification is based on legislation effective July 1, 2024.
6. Deposits for active military are capped at one months' rent (some exceptions may apply.)
7. If receiving assistance from an agency, it will be your responsibility to communicate with them on the proper procedures. Any delay by an agency can result in you paying the daily fair market rental rate of the unit if the delay the process on an available unit. Please see SECTION 8 for more information.
8. When your application is approved, we will make arrangements with you to sign the contact and pay the amount due for move in. All adult applicants must provide identification and sign (in person) the Rental Agreement prior to moving in. Once the contract is signed and all monies received, you may receive the keys. All move in monies must be paid by cashier's check or money order. No cash or personal check will be accepted at move in.
9. If the unit is not available when your application is approved, you may place a holding deposit on the unit. Should you choose not take the unit after you placed a holding deposit, you will be liable for the daily fair market rental rate for the days held once the unit is vacant.
